The loan is for acquiring the property and paying for the reparations and/or improvements so you will have one mortgage repayment schedule. It consolidates a loan for your right to own the property with a loan for improving same property. It is all done up-front during the purchasing process. The benefit is; it makes your housing purchase still affordable because there are two levels to the program’s assessments.

The 203K Standard loan is for the bigger projects which involve structural improvements and expansions such as room additions. The 203k Streamline has a reparation cost not-to-exceed $35,000.00. In today’s prices, you may renew the finishes; modernize your kitchens and bathrooms with new countertops, cabinets, plumbing fixtures, paint etc. You will need some ideas of costs when doing you PNA (Physical Needs Assessments).

So before you hire a contractor to go around with you while you are looking at properties, financing will require a formal procurement process with certified estimations and agreed schedules from HUD’s 203K registered constructors. The 203K mortgage loan is great for any one property that’s 4 units and less. You will need to occupy the property as your primary residence while letting tenants occupy the other available units if there is more than one. The important thing is to work with an agent who can help you find your F.O.C.U.S. so you can weigh all your projected costs. After you have gotten qualified and nailed down your budgets, them at www.203kcontractors.com you can get the best prices from constructor when they compete for your project.

Whether you are borrowing from a participating bank or a qualified mortgage company the underwriting guidelines for you are the same FHA product. There will be two Appraised values to the property. One is for the property in its “as-is” state (before), and the other is the improved value projecting the repairs (after). Your mortgage payments and loan amount will be scheduled from the “after” value. The first is to ensure you are agreeing to a reasonable market value and the latter establishes the value of your hard work.

Once you are preapproved for FHA borrowing, it is not any harder getting for the 203K loan. However the offering price for the property you like must be less than your maximum which is based on your adjusted household income. Sellers and their agents will require you specify that you are using FHA-203K loan financing. Otherwise they tend to ignore your offer. Most sellers want to settle quickly so they will wait for buyers with conventional financing.


When you have your F.O.C.U.S. ©, it will have your list of repairs that are to be done. The repair funds are given in draws and phases. For the smaller 203K Streamline loan, you get two draws and you work directly with the contractor. Naturally with the larger 203K Standard, you get up to 5 progressive funding scheduled and reviewed by a HUD Consultant overseeing the constructors and the lender. So you will be ensured to have the property you desire.

Again the benefits are to get accurate assessments and projected expenditures in line while you are previewing properties. Most contractors do not get involve with shopping for your property. Getting friends to do the work is not a reliable option. It isn’t a good idea because they can’t get the work done ahead of getting paid even though they can “do-it-for-less.” There are qualitative and quantitative differences between contractors and constructors. It’s better to use 203K experienced contractors who can work within the framework of the loan. Friends and relatives used to be allowed to do the work, but it caused nothing but problems so that went away.

Gathering with families, from both distant and close for feasting on the prior seasons’ growth and harvests is by all means the best holiday ever. It is practical and even more functional than you might have thought about it. Traveling to meet and feast with your extended families is what makes Thanksgiving Day the stapled long weekend. It’s not because it’s beginning the Christmas spirit. Nor does it have anything to do with Black Friday sales. Start. Then focus. Then Start Focus again!

Despite how big or small our imagined goals are; or how much we think we are focusing or improving the amount we concentrate, we always shorten our plight by not getting started with any step in the first place. Get off dead center and see how fast your goal achievements gain momentum. Think of it as an easier start – now that you have ideas of your worthwhile ideals.

O is for Organizing your requirements. Make deliberate connections to yourself. It’s a start. Something very simple that you can do without any additional expense. I am sure you can find a pencil and a piece of paper. But if you can’t, think of your requirements this way until you can write it somewhere:

Practicum: If you find it difficult, consult us and we’ll find your focus as we go. “I know some people whom live in the strangest places the average person imagine for a home. Whether they reside on top of one of the buildings they own, or on their boat on the waterfront where they have no need for an automobile, or they live on a horse farm and have endless amounts of autos for getting to their business dependably, that’s exactly how they want to be. When I ask; that’s all they ever thought about – and that’s how they are having it.” You can start your focus by just deciding on what will make you satisfied as far as your real estate is pertinent.

The Point is; you can start by using your imagination like a camera. When you first think of the real estate property that you would like, it may be when you are visiting with a wealthier person and like their house. Naturally, you think you can’t afford it. However, the more you think about you start noticing houses in your comfort zone. So, once you start thinking of it the more it becomes attainable.

C is for Compile, Compose, and Choose so you can reject what don’t make sense for your real estate.

If you noticed when you were doing the earlier Practicum, you will start to notice real estate that you have never saw before. It did not just appear. You may have browsed through some real estate listings on www.Trulia.com and www.Zillow.com before you did the exercise but now you will appreciate the contents much better. Better yet, you will drive the same route you always traveled and the exact property you always dreamt of owning will be standing out to you. A more fun start is to snap a picture of your favorite property and post it into a contest like Rodwell Building Services Instagram Photo Contest. Just that small fun action will start many amazing reactions.

The Point is; when one has focus on, one will not see that which is not worthy of one’s focus. The activities that don’t warrant your focus is what tires you quickly. In real estate, it’s the exhaustion you hear from buyers and sellers who lack F.O.C.U.S. they are leaving to see every house on sale – with the hopes that they won’t miss anything. Choosing to FOCUS is better than simply looking at everything to work on owning or selling.

The hardest shares of any endeavor are the unknown consequences. The U in FOCUS is for understanding that real estate transactions are processes and that no two are ever the same. Every real estate wheeler and dealer will agree, “no two transactions are the same.” I watched an episode of “The Deal” on CNBC where a developer complained that he bought the wrong property. But, I am still perplexed. It is not as if you can pick up the property and switch it with another as if you were buying an item at the grocery store.

First you decide your budget (how much you can afford). Then you do a preliminary property search based upon that decision – or an agent search for additional and one-on-one interface. When you focus, you won’t have to back-track or pump your brakes at every step you process. It will seem like a lot of fun that will make others envious of you. Because you made it fun.

It’s easier when you focus on what you need than what you want so the wants can take care of themselves. Shoppers come to Open Houses complaining and tired of looking. But are they looking or just going through the motion. One can tell because of what they reply when they’re asked, “what are they looking for?”

If you were FOCUS and the only way to have what you reverently desire, you’d have no problem locating that. Because it would be all that get into your vision. Imagine this; if you are looking for a house Uptown and plan to browse Open Houses on Sunday afternoons, you would be having brunch Uptown Sunday mornings. That way it won’t seem like work to drive all the way uptown to, “go look at houses.” You’d get to see your dreams come to realization after a wonderful luncheon on Sundays’ outings.

It has never been Getting! So, I don’t see why people refer to it, “as what can I get for it” or “what can I get it for” Personally, whenever I acquire anything or choose to dispossess something (no matter how insignificant) it was through my deliberate action. The S in FOCUS stands for Settling decisions.

In real estate settlement can be drawn down to that process where you symbolize the 3-Ds. Upon to that hour, your Dialogues, Your Deeds, and your Documentations can be altered and reversed. However, after all that diligence your rights to property will never be the same until a subsequent settlement. But never think of it as a getting.
