Chances are significantly greater that you could have customized before they are finished to suit nobody special. Don't get me wrong! These "elegantly style, brand new townhomes strategically located within the bounds of Washington DC are offering world-class finishes, spacious floor plans, all brick exteriors! These inner city houses are on safe streets with pedestrian and wheelchair walkways for getting to neighbors and public transportation. Great views and private garages included. They feature stainless steel appliances. Espresso oak sand-in-place floors, crown mouldings, marble bathrooms, modern fixtures, and more! Immediate delivery! All have views of the Capitol Building" are by no stretch of any naysayers ridicule can say these are some poorly built townhomes. Heaven forbid! I am sure you could have few things constructed a little differently for your own unique fashion. Imagine taking an Armani suit off the rack and having some alterations before you take it from the store. Maybe you could use a tuck here or a pocket there. I am sure you can understand what I mean. When it comes to houses, it could be something like eliminating two average size rooms to make a grand spacious bedroom. How to make your own customized house with all the comforts and features you want...and have it the way you love your home...5 A redevelopment project using a FHA 203K and Fannie Mae HomeStyle® Renovation Mortgage Financing for your Architecture and custom Style. Within the real estate development industry, I am amazed at the amounts of misinformed people attempt to amass a lot of properties and what is more amazing is the same tried and failed mediocre methods they practice over and over again. There are many non-greedy avenues that they can take but everyone seems to want to use the same quick reckless method to investing in real estate. It's true! Real estate is one of the surest means for investing in today's economy. Most people have made fortunes and some gone into becoming president of the United States of America with their wealth in developing ideas. However the average Joe fails to see that it is not a simple buy-low then sell-high business. Fact is real estate cost will continue to rise. It's just that simple. People consume space and the right to space is real estate. The world's population is growing and the world is not manufacturing any more space. It's no surprise that the real estate developer of a president lessen the protected lands for more demands. It's not like there are more land space available for the increasing population so real estate prices will continually demand higher prices. So if you buy it at a $100 today and the economic conditions and inflation raises; say, 3% then the real estate will worth $103 next time. Of course demands for the property also determine the price. So, for my money and any frugal and savvy real estate developer knows you should develop the value of the property by increasing its demand. Many investors think that they can buy into an area of high demand and clean up later. That's just false economy and at best the investment is based upon inflation and cost of living. It's stable growth return but not what developers do. That was some no-nonsense examples. You could earn a doctorate degree in economics if and when you try to bring it into accord with University standards. Nevertheless the point is; you can be very wealthy developing real estate but it requires the developments. It is not just buying a whole bunch of property like some of my sphere did 9 to 12 years ago. They bought properties as it was easy to finance, then they would rent them or hold mortgage notes on them. That's fine but if they did not do any physical developments, when the economic pendulum swings in the other direction all they will be left with are carrying cost for over inflated properties. Can you see how recessions get on the way? Anyway let's get back to the drawing board. In this post we will use a specific property that has met the preceding criteria so you can experience this "How to make your own customized house with all the comforts and features you want...and have it the way you love your home" objectively and because this is FOCUS on developing the product (the property in this case is the product) although it is #5 of the series let's name it "Architecture and Style". Most of our blog posts are general real estate information so we should introduce you to a specific property. It is in every way in distress. Clearing the lien to having full right to this property will cost ($582,000.00 less Short-Sale15% is $494,700). The location is under marketed. Almost hidden and strong communication is underway so it will be much known as of now. Strong market response is available but the property is not in any condition for a mere fix-then-flip as you can imagine. The truth is, mediocre redevelopers would only see it viable if they could acquire it for $300,000 to $330,000 as they could renovate it with around $100,000 to $150,000 and then resell it for $600,000 to $650,000. After taxes and other appurtenant fees they would net around $60,000 to $80,000. This is not poor for 6 to 9 months of work. Of course the controls are what will make projects such as this undertaking be more fruitful. Any shortened step in any of the processes and you can see how easy one could lose the profits and may even have to spend more to exit the deal. You would require much experience to see much more viable options for making similar redevelopment projects most lucrative. If you were redeveloping as your primary residence, you could realize those benefits in no time and you could maximize its use by making it into a multifamily primary residence dwelling for yourself. If you are keen on mortgage financing and real estate investing you probably realize that in 15 years the property value would have doubled and you would have more equitable position than the principal debt you originally borrowed. So remaking a distressed property into a property of higher demand is the most lucrative strategy. First you will discover your requirements when you start your FOCUS Consult. You will also learn what your needs are in comparable to what kind of properties that could suit those needs and position your desires available for you. Get your favorite beverage and find your favorite reading place! You will need to read this through. Subscribe to our posts because this may take several publications. What I am venturing to do is show you how real estate development plans are done by the definite real estate developers. I will quickly draft you a plan and this time I will use the specific property that I am promoting and I will write it to you so you can realize what real estate developers do to make big margins are quite simple you should be able to do it too. These are similar plans I projected for bigger companies and government agencies daily while I founded RodwellBuildingServices. I have contracted work with some of the biggest development companies in the world. So find these experiences beneficial and available for you. In his book "the art of the deal" have you ever wonder why he called his architects first after he acquired the abandoned warehouse. That author and now President of the United State did not acquire a billion dollars' worth of real estate for becoming a billionaire. Fact is he bought several million dollars of real estate and turned them into real estate valuing several billion dollars to earn his billionaire status. Nevertheless, with any of the residential programmed renovation mortgage loans we are discussing herein, you won't need to hire architects and engineers. Each program certifies local constructors for them to work with you. There is a well-defined system for developing real estate. All developers use borrowed money to finance the development. So even if they have deep pockets they lend their projects the money from their own pockets just the same. There are ways to evaluate a development project that lenders will need to consider. All a primary residence redeveloper has to do is qualify to borrow a 203K or a HomeStyle® mortgage loan financing for your custom home acquisition and simultaneous customization before moving in your family. However the principles are available and you should consider your project in similar terms. Your objective is to use a realtor that can guide you through everything expeditiously and my objective is to offer you just that. You will need to think of your project as a real life executive would. Even though you may not sit in front of your banking loan officer because there are many 203-K or HomeStyle® Loan Officers for residential mortgage lending available to you, the programs are very well defined but you should have your project summary at the tip of your fervor. If you are looking for financing partners an Executive Summary is highly recommended. When your project is going through a renovation mortgage loan program you should still have it in mind or written in your notes. It can be complex depending on the size of the project. Simply, an Executive Summary reads: This project proposal will explore the highest and best use for a residential redevelopment project located at 3004 Northeast Perry Street, Washington, DC 20018 in the neighborhood of Woodridge just bordering historic Mt. Rainier, MD. The site area includes 3 parcels of land totaling 4,902 SF. The property was purchased in 2006 by Mr. and Mrs. Flowers. In 2008 the inflated mortgages strained the family's relationships and caused the Flowers to divorce and separate themselves from the property and making no further effort to modify the mortgage. Today the property is in eligible for Short-Sale as the mortgage servicer should have responded earlier. The effect of the financial crisis and a mortgage that is 8 years old and the site available for sale, buyers are interested in acquiring and redeveloping the property into a custom home for our family and two apartment units for adding household income. The best part of an executive summary is the appetite wetting statement that is important for getting financiers more interested in your proposal. It is not so essential to prose this in the residential sphere because you are the only person to know that about your plan. However let's state it again just so you can recognize it on your own. For our specific project the appetite wetting conclusion of the executive summary would read: We are securing $750,000 renovation mortgage financing for renewing 3004 Northeast Perry Street, Washington DC into a $1.3M triplex for a primary residence with two separate rental units for additional property owner's income. After the executive summary you should be able to tell a Site Overview. It's like a map and a topographical data you see when you see a real estate listing online. Professional real estate developers would go into more details. But do not let that throw you. You can use a Google Map like this: The project site is located in Woodridge, Washington, DC with ingress and egress located on Eastern Avenue and Perry Street one block north of Rhode Island Avenue (US Rte 1). The triangular shaped site is bounded by Perry Street and Eastern Avenue to the apex and backs up to vacant land controlled by the National Park Service. The site currently has the base structure that requires comprehensive reconstruction before meeting the current building construction and housing codes adopted by Washington, DC. The location offers prime detached residential frontage along the border of Mount Rainier, Maryland and Woodridge, Washington, DC and is ideal for higher end residences due to its one bus ride's proximity to any of 3 Metrorail Stations and local restaurants, retail, and small businesses. You will need to show an ownership history of your proposed redevelopment so a realtor can help you get that section Ownership History or a title search on your particular property before going through closing. RodwellBuildingServices has such ownership history for the property but will not show it here. You will need to do a Location Analysis for your redevelopment project. For commercial redevelopment and larger projects requiring investors to partner with you, you must show some logistics that will highlight how the location will best serve the businesses that will be located in the site. Since our subject site is a primary residence, we will get off with understanding the site's proximately to notable spots in the Washington Metro area. Listed are driving and metro commute times from the subject site. Reagan Airport is 30 minutes' drive non rush hours and 24 minutes by Metro Rail. Union Station is 23 minutes by bus and train from Rhode Island Avenue Metro Station. Verizon Center is about 26 minutes. The National Mall and other points downtown central are about 38 minutes due to traffic congestion. Now that you deal with the site and the location and showing proximities you will be required to deliberate on Construction: The development will work XYZ Construction Company as the General Contractor for the Project. You will need to show they have experience constructing similar projects to convince others that you have selected the best. However, for residential 203K or HomeStyle renovation mortgage financing, the US HUD provides you with listing of prospective constructors whom are able to front your redevelopment and not let it run further than 6 months. They are all over the community and if you select a constructor that is not listed, they will need to provide credentials before approvals for undertaking your redevelopment. Building and Site Design is up to you when you are redeveloping your primary residence as in the cases of using 203K and HomeStyle mortgages. Again, if you are dealing with a commercial or a larger project not for your primary residence, your architect will produce the documentations describing the building and site design they prepared for your project. Of course there will be plenty of specialties under that scope such as engineers and a landscape architect will design the outdoor spaces and incorporate a mixture of bushes, trees, grass, and flowers. The overall concept must be written to provide readers with vivid depictions of what you are proposing. Parking Requirements, Financial Analysis, Site Acquisition Costs determined by two approaches: 1) Value appraisal provided by the jurisdictional Real Estate Assessment; 2) Comparable property sales or CMA, Real Estate Taxes and Hard Costs are some of the reviewable components required in any real estate development proposal when it is not using on one of the renovation mortgage financing RodwellBuildingServices specialize in assisting you. If you are thinking it could be as complex as a Business Plan is because it is just that. Any real estate development or redevelopment project is a business plan and rightfully so. Upon George Washington's application for the federal district to be of "ten miles square" and the 3 river ports became the corners of reference for the Federal City. More detailed, exacting historical information is available about the planning of the city and the development of public buildings and complimentary commercial districts. However please consider this posting as your invitation to HOME in the Greater Area where you will enjoy all the privileges and amenities of living in 3 dominions (Maryland, Virginia and the District of Columbia) equally. The layout of Washington, DC is a square standing on points with the upper most pointing to the North. Longitudinally and numbered streets are from East to West or West to East depending on your position from the Capitol Building. Likewise the cross streets are alphabetically increasing the farther away from the Capital Building. After the letters of the alphabets expire, the cross-streets continue to increase also alphabetically but with one syllable names. After the 1-syllable names of streets ends, then the streets are named with 2-syllables, and then 3-syllables names. Does that make sense? Avenues are mostly names of states and countries. Some are names of constitutional features rand run diagonal through the numbered and cross streets. For examples: the White House address is Pennsylvania Avenue. Two of the longest avenues traversing the city are Massachusetts Avenue and Georgia Avenue. Also; there is a Trinidad Avenue and a Jamaica Avenue, etc. Constitution Avenue and Impendence Avenue branches out from the Capitol Building. So much for avenues as Martin Luther King, Jr. Avenue in named after the famous civil rights leader. That should be enough for the lay of the land. I recall you to the Professional Inspector because most people just give the check to their real estate representative and say, "keep the appointment and pay the inspector when it's done". Instead of attending the process and asking all the questions the professional is to either should answer immediately or speculate upon an answer for more investigation. Memories of that folly brings me back to the very first property some well-meaning professionals of my sphere of influence tried to sell me a long time ago. I love buildings and I was very interested in concrete products, so some of my colleagues brought me a very good offering for sale. It was a 5.8 acres granite quarry with 14 pieces of mining equipment that was being sold for all together for a very low price of $700,000.00. The price was low. I mean the cost of 6 dump trucks, 2 aggregate crushers, 4 D9 loaders - 2 with skid-steer, 2 belt conveyor one bin and an office trailer could easily sell for $1.7M so I had to see for myself. You may not agree with me but I knew what I would do with the bunch and what I was prepared to pay for having such an operation. It was a price I was comfortable to live with and nobody could sway me otherwise. Yet, no one could see it for me either. So I took the ride to see the stuff with an inspector. Here is the deal! The inspector I was paying to quantify the acreage and the amount of equipment listed in the sale. Note: we had the listing. I was hiring an inspector to make sure that the listing was true to the best of that inspector's observations. That they did; and did very well I might add. The inspector was able to tell me how much granite was left in the almost 6-acre hole in the ground. They were able to tell me how much work I could expect from the 14 pieces of equipment and when possible replacements would be necessary. The stuff was very good and the potential was even better so what was the reason why I did not buy the quarry? While leaving the site we decided to go the opposite route. Yes! Knowing the egresses to the property is important as knowing how much you are paying for said property. Anyway, it was less than 2 miles down the road we started seeing brand new rows of houses being sold and more of the new developments advertised. So what? You may ask. Well if you are not familiar with mining granite, you may not see the predicament. Nevertheless, the reason I did not buy that property is because granite excavation requires blasting. And my common sense dictated that the encroaching residences will limit the future of the mining operation if not already hindering it. The houses were too close for the mining operation to continue so once I saw that for myself, I was no longer buying a Granite Quarry, and I would have been, instead, buying a 5.8 acre lake. I wanted a Granite Quarry – therefore NO to that sale. Anyway, I can only blog so much for those wonderful days when I was full of wonder. You too should be filled with wonders during your tram ride up real estate experiences. Experience is the mightiest of all educators. Most brokers who are willing to give you comparative marketing assessment for any property are giving you numbers based upon the zip code or by some rule-of-thumbs. A dozen things you must consider of any property; you can buy customized to your taste with RODWELL BUILDING SERVICES & A HOMESTYLE®/203K RENOVATION MORTGAGE LOAN Fluent home shoppers know what they are looking into when they are touring prospective houses or attending an open house. Others just put up a front criticizing the property as if the property ever did anything to them. Some try to engage the Realtor® with compliments and remarks just to say, "I know more about the real estate than you so I don't need to ask anything." Before we go any further; I would like you to feel that buying property is as important as buying any other necessaries for your life so practice every bit of care. And that includes buying the resources and appurtenances that comes with the transaction. I take no issue with your scrutiny of any property, it is for you to decide. However, an informed decision can save you and all the brokers you encounter a lot of trouble and remorse. If this was my job I would have taken today off. Because, on this day, several decades ago, I was born. And if this wasn't my passionate vocation and my business, I would not find it important to inform you of this. So keep reading, I am reveling my birthday with my favorite readers today. What to look for in the property while you are on tours: Do ask the broker, either yours or the one hosting your tour, questions that have some significance. Don't be paranoid and ask questions to show-up the broker. Besides; what does it matter how long the property been on the market – are you too fortunate that for it to be waiting for you? A better question is why is it on the market. And to that extent, do you find that of any significance either? You are evaluating the "stuff" to see whether it is a good deal for you to negotiate acquiring it. That's it. So:  Look at the edges of the property. Learn the boundaries of your future acquisition. Before you run inside to see how clean or how dirty the present occupants are keeping it, look at the outside, the top, the bottom the sides and so forth. Look at the fences, the edges and how much of it will be included in yours. Ask the Realtor® how much lot is included and if yours to be is a condominium; examine the Common Area Maintenance such as the lobby and hallways. (One condo owner bought a 3-level waterfront condominium and could not move his California sized king bedroom suite in his condo without breaking out the door header.) Look on the outside for items of consequence. That's why your tours are to be attended. That's what the broker is paid for helping you with.
Determine the curb appeal. Is it appealing to you or is it appealing to the broker? That is the question. The property can grow on you so take time to imagine yourself owning and holding it. What would you do differently? What would you maintain the same? Do you like the colors that it is painted?
Remember, paint colors are just like household cleanliness -- you not paying for either of them.  
Could you make it better for your taste? Don't ignore the colors of the paint. Note how much of it is already applied. You can see if it has been painted over and over and over again without any scraping to remove the previous coats. Imagine your complimentary colors as much as your imagination and taste will allow. If you are in your FOCUS consult, you should have your color charts in hand. Otherwise have them in mind.
 
Last turn before going inside, is the outside well kept? Most sellers will give the property a good trim before placing it on the market for sale. So you won't know that wild vines that are hanging on the other side of the fence or edging are a nightmare to tame. Look for signs that you should increase your yard work budget. Whether you do it yourself or will hire out, do appoint a cost to it. It's rather important in the future. My point is, get to know the property. Don't be afraid to venture around the outside the envelope you are contemplating
 
Enter and disregard furnishings. Was the door easy to open or did you have to turn around, back in or turn sideways to open it. Watch the broker carefully as they open it for you. Ask to try if you can. Otherwise, if you are at an Open-House, ask the attending broker.
 Is the foyer separate or non-existent because you enter into the living room? Disregarding the present occupants' furnishing is the best way to submerse yourself into the property and knowing if you can make it into your home. Most properties are staged and the ideas that the professional home modeler employed could be very compelling and appealing to the unsuspecting shopper. But you know different. Other properties are vacant especially if it is just renewed. Most brokers recommend that occupants thin out their furnishings while the property is advertised. So, pay no attention to what is there. Consider it all to be clutter and it will be gone when your artistry is in full decorating mode.  
How and where is that for cooking? The kitchen. Most brokers advise the only way to really improve a kitchen is to renovate it. However the avid home shoppers need to know more than, "there is a stove, a sink with faucets in the counter top adorned with cabinets and a refrigerator in some room off to the rear of the structure.
Any freshly prepped and cleaned kitchen can appeal to shoppers. Especially if you are shopping because your present kitchen is difficult to keep clean. Look for the newest equipment and a cabinet if that is important to you. Otherwise see yourself using them and how practical they will be for your purpose. Nobody likes a messy kitchen and even less people want to clean it up after they use it. Look for features that present easy cleaning. Your kitchen may have the newest stainless steel surfaced appliances. Yet, if the area or room is compartmentalized off from the other areas of the house, it could seem like prison sentence for you to do something as enjoyable as preparing your meals. What could you change about the kitchen in that house you are touring to make it yours?  
Again. Will cleaning up or cooking lead you into choosing one or the other? I make this consideration for you heavily. Sooner or later you will decide whether it is a joy to entertain or 80-hour week to keep your kitchen presentable. I rephrase; if you do not like your home, eventually you will live away from it. Or you will want to do more of your living outside of your home. So much so that it will be as if it is not worth the mortgage you are repaying.
Average shoppers envision buying a new house and most buyers have remorse for just that common reason so sellers will renew the kitchen before they market their property. Make sure you can live with it as it is or if you are in FOCUS consult, be sure to anticipate changing it to suit you.
Enough rooms? This question may seem commonplace because it is the first classification one look into. However besides your immediate family, will you need to host visitors from time to time? How much room will your growing children want before they empty your nest? Most people want a den or a play-room while others do not like anyone laying on their sofas much less any couch-surfers. It's good to take those considerations in mind while you are touring properties. I do not want to complicate matters, but discuss it with your Realtor® if you have no partners to help you sass it out.
 
Make the largest room the master or see if there could be a suite. Classic houses did not necessarily appoint a master bedroom. Modern designs are building multiple suites that buyers can choose for the master. If you like classical structures are well established, you may opt to modify the design if you require a master suite. Look to see if that is probable and how much such an effort may cost. Most millennial buyers prefer every bedroom to have its own adjoining bathroom so you will find the classically reconstructed houses in the urban areas coming on the market with fewer bedrooms than originally laid out.
 
Generally painting. Two things you should be prepared for after purchasing your property are changing the lock-sets and painting the walls your colors. If you are buying the existing colors or lack of colors on the walls, then you are not a Custom Homemaker. I know it's not a big issue for most so I will not deliberate upon it much. You will repaint within the next 7 years anyway so you can express yourself then. However while touring do take note of any deficiencies in the painting. Sellers will correct or credit their buyers if they tried to sell it as a new "paint job."
 
Lookout the windows. Most shoppers ask if these are new windows and tend to subordinate willingly for brand name labels without paying attention to the view. It will be more likely there are several windows to the room if one window is facing a wall. Architects do not design windows to face walls. However, inner-city properties could have this issue with constructions and reconfiguration of new property owners. So do pay attention.
 
Stand firm on carpeting or solidly on hardwood flooring. What are your preferences? If the house suits all your other requirements and do not have the type of floor covering you prefer, would that be a deal breaker? Be prepared to argue the points of whether the carpet should be changed or whether hardwood flooring should be installed. If not with the sellers agent before you commit to buying the property, then with your accounts after you buy. Nowadays it is a relatively cost efficient customizing comfort one can have.
Electrically connected, mechanically sound and plumb to fit. I leave this for the last because I do not want you to overwhelm yourself. These items can wait for your Home Inspector to delve into. Other than the obvious missing and malfunctioning fixtures one should rely upon the professional home inspection to argue those points. What I will admonish you to do is, "ATTEND YOUR HOME INSPECTION"
Don't just pay for a home inspection because your broker says you should get one. Without you there asking questions about what controls what and where each conveniences are, you are just buying walls, with a roof, some floors and bunch of equipment. Check this: When I was overseeing new homes, one occupant sent a 3-page letter to my office complaining that we have not turned on the gas and his built-in oven was not functioning. It would have been my responsibility as the home was still under the builders' warranty. However, it was an all-electric home. The point is and I can't emphasize it enough, do participate in your home inspection.
