How to know your custom home? (Continuation 1)
The size of the property is one of the most important requirements for nearly all of our custom homemakers.
However, most homemaking dreamers haven’t even thought about it beyond counting the amount of people they want to house.
Property size can refer to the size of the buildings on the property or the size of the lot (land) that you have the right to own and use as you can enjoy. The purpose of buying or otherwise establishing some form of agreements for your right to the property, most importantly, is that you wish to enjoy the property. I remember my years working as a building and construction plan reviewer with the local government’s Department of Consumer and Regulatory Affairs; people would continuously ask, “Why do they call it consumer and regulatory affairs when patrons are not consuming their property? We are not consuming the property.” They would add to the question. That’s a long story I will deliberate in the future. The ultimate bottom line is you knowing exactly how much space you will need. On that course of thought, knowing how much space you will have to work with after you agree to purchase the property is very important.
During your F.O.C.U.S. consultation, you will learn that it is one of the most critical milestones in your project. Amount of space you require will open your options when evaluating; price, location, exposure, appearance, and time. Is this beginning to make sense now? Many home shoppers can not commit to any price, any particular location, or even, what appearances their ideal property should have and in what time frame they are ready to move. Simply because they have not yet determine how much space they want to be comfortable.
The most important decision about your favorable property is size and opportunity for your customizations. When a property is advertised, we emphasize the amenities of having legal amount of rooms/buildings/etc. So, a building may have more living space than it is actually being assessed for having. After they refinished the walls and outfitted kitchen and the bathrooms with modern fixtures, she moved into a sprawling Raised Rambler with her master suite on the upper level while her 2 sons could sleep in their own rooms on the main level. She also named the third bedroom to be her home-office/library. An added bonus was the recreation rooms in the basement which she apportioned for her parents when they came to stay. It was a fully functional master bedroom suite also. So Delores has plenty of room for her and her sons to enjoy and entertain and even have relatives come to stay a while.
