Direct Sellers of Multifamily Properties — 5-units and more
We are looking for the following. Please use this as a guide to what we are looking for. Anything Outside of This Will Be Ignored. Thank You in Advance.
Purchase price: $100K – $3M (property value should be at least 100k and within 3million. Over $3M is case by case)
We’re looking to passively invest in Buy & Holds only, in all 50 states.
We prefer commercial or MFH of +5U, including bulks/tapes (including SF portfolios) of +5U. We’re not interested in war zones, land or development projects, RV Parks, nor notes. We can do mobile home parks; townhouses/condos are case by case.
These deals Must have Positive cash Or Cash flow and have a good management team in place.
We are not wanting daisy chains; looking for direct to seller. No bidding wars, please, as we want to close fast, averaging 3 weeks. We prefer deals that are off market, but if the numbers are good, and if sellers are looking to sell fast, then we’ll look at them.
For those that are experienced with a verifiable track record, we can also include distressed deals and REOs that are below market. We are willing to provide Comprehensive Modernization and Improvement planning for the resale of any worthwhile project proven feasible to the buyers.
We’re looking for strong CAP, DSCR, COCR-IRR (based on market). It’s helpful to know Breakeven Occupancy.
